Role: Real Estate Analyst Location: Remote (Philippines) Timezone: 40 hours/week (Overlap with US Business Hours) Compensation: $1,400–$1,700 USD (depending on experience) About the Company Our client is a dynamic new spin-off venture, led by a founding team with over 25 years of real estate expertise across the US and South American markets. Operating as a lean, high-octane operations team, they focus on scaling multifamily acquisitions and new construction projects. About the Role This is a critical operations hire for a Mid-level Real Estate Analyst who will serve as the engine of the acquisition funnel. You will be responsible for the end-to-end analysis of large-scale assets, primarily focusing on multifamily properties with 100+ units. This role requires a blend of high-level financial modeling, proactive sourcing, and the ability to utilize AI to filter through high volumes of data to find the "diamond in the rough." Key Responsibilities Deal Sourcing & Outreach - Top-of-Funnel Management: Scour online brokerages and platforms to identify assets that match specific investment criteria, filtering approximately 30 deals to find 1 viable acquisition. - Broker Relations: Execute standardized email outreach to brokers to request off-market opportunities and schedule introductory calls for the partners. Underwriting & Financial Analysis - Deep-Dive Modeling: Conduct comprehensive financial underwriting for multifamily assets (100+ units), ensuring accuracy in cash flow projections and ROI. - Development Support: Provide specialized underwriting for new construction projects in different states to support investor and partner decision-making. - Due Diligence: Participate in Due Diligence process of properties under a PSA. Material Preparation - Investment Collateral: Create bank packages that include detailed pro formas, deal summaries, and lender pitch materials, including professional brochures and presentations. - Workflow Optimization: Integrate AI tools into the daily workflow to increase deal-processing speed and maintain a scalable sourcing procedure. Must-have Qualifications - Industry Experience: 3–5 years of real estate experience specifically focused on large-scale multifamily assets (100+ units). - Technical Mastery: Advanced proficiency in financial modeling and the creation of complex underwriting templates/pro formas. - AI Integration: High proficiency in using AI tools to enhance deal analysis and operational efficiency. - Communication: Exceptional written English for professional broker outreach and material preparation. - Background: Proven ability to manage high-volume "top of funnel" sourcing independently in a fast-paced, lean environment.
