Role: Financial Analyst (Financial Modeling – Real Estate & Project Finance)

Hours: 15–40 hours/week · Flexible, asynchronous work
OVERVIEW
We are a recruiting firm partnering with a U.S.-based software company to hire a Financial Analyst with strong financial modeling experience focused on real estate and project finance.
This is a hands-on modeling role. You will be building financial models used to evaluate real estate investments, development projects, and long-term asset performance.
Your work will contribute to training advanced AI systems to understand how experienced finance professionals model cash flows, returns, and investment structures in real-world scenarios.
WHAT YOU’LL DO
- Build and analyze real estate and project finance models from scratch
- Develop pro formas, including revenue, operating costs, and development timelines
- Model cash flows, IRR, equity returns, and investment performance
- Structure capital stacks (debt, equity, mezzanine financing)
- Build and analyze equity waterfalls and distribution scenarios
- Perform scenario and sensitivity analysis (e.g., pricing, occupancy, cost changes)
- Clearly explain model structure, assumptions, and investment logic
WHAT WE’RE LOOKING FOR
- 2–8 years of experience in:
- Real Estate Private Equity
- Real Estate Development
- Commercial Real Estate Finance
- Project Finance / Infrastructure
- Proven ability to build real estate or project finance models from scratch
- Strong understanding of:
- Pro forma modeling
- IRR, NPV, and return metrics
- Capital stack structures
- Equity waterfalls and distributions
- Advanced Excel / Google Sheets modeling skills
- High attention to detail and analytical rigor
- Experience working with U.S. GAAP (preferred but not required)
- Fluent English (written and spoken)
